South Beach House rules
Check-in from 4:00 pm / Checkout time before 10:00 am
Ensure total guests matches that on your booking & only those noted on the booking are allowed on the premises. If you have more guests than what you have booked for, you will not be covered under property liability Insurance & we may not be able to host you all, surprises are bad for every one!

- Strictly no pets, Strictly no parties, no ball games in the garden.
- Pre-approval is required for early/late check in/out and a fee applies.
- No eating of food in any of the bedrooms, games or theatre spaces.
- No lighting of candles or incense in indoor spaces.
- Indoor furniture and kitchen equipment is not to be rearranged.
- Cost to replace lost or damaged keys is $50 each, cost to replace the garage opener is $100. Cost to replace the TV remote control is $150.
- Our cleaner will arrive shortly after 10:00am to clean the property. Please ensure you've left on or before this time as failure to do so may result in additional cleaning charges being added to your stay.
- The entire property is strictly non-smoking, incl. e-cigarettes. An additional cleaning fee will be incurred if any sign or smell of smoking is encountered after guests check out.
- Avoid spillage of liquids on the wooden flooring as this causes significant damage requiring significant costs to repair/replace.
- Remove your footwear at the entrances to the property & avoid bringing in sand on your feet into the house.
- Prior to departure clean any dishes, pots and pans, cutlery during your stay, The games room comes complete with a billiard table, please use responsibly. Young adult supervision is required by their parents/guardian whilst using this room, use by small children is not allowed. In the event of accidental or malicious damage to the table or associated equipment, the guests shall be responsible for the cost of repairs.
- The property access/egress doors are monitored using surveillance cameras, tampering with these devices, cutting the power or wi-fi connection which results in re-programming one or any of the devices shall be at the guests expense.

#1 - Please Clean Up Dishes & put them back in the cupboards. Note that recycling and landfill bins are located in the garage for your use.
#2 - Number of Guests
Ensure total number and named guests matches that on your booking. If you have more guests than what you have booked for and or those named are not as stated on booking, you are in breach of contract and therefore will not be covered under our Insurance. Note that Infants under 2-years old are excluded from the guest count, however all other guests shall count toward total number of Guests
#3 - Areas unsuitable for children
The games room on the ground floor accommodates a professional standard billiard/pool table & is unsuitable for use by children A fee for damages shall apply. There are no specific child safeguards installed on the property, constant guardian/parental supervision is recommended. The owners accept no responsibility for misadventure.
#4 - Check Out
Is strictly 10:30am Our changeover cleaner will arrive shortly after 10:30am to clean the property. We can’t stop them, their getting the place ready for the next guests who're arriving soon!
#5 - Lights & A/C
We would really appreciate if you could turn off all lights and A/C when you leave the apartment each day, and on check out.
#6 – Cigarettes/ Vaping
The entire property (indoors and outdoors) is non-smoking.
#7 – Foot ware
We’d appreciate you all removing your footwear at the entrances to the property & avoid bringing sand into the house on your feet from the beach
#8 - Parties
Strictly no parties.
#9 - Pets
Strictly no pets. As some of our guests are allergic to animals. A no pet policy is strictly adhered to.
#10 – Wood Flooring
Damage to the wood flooring occurs when water is left to pool on the floor, please avoid this happening. If accidental spillages occur, wipe and soak up the water with a cloth or paper towel immediately.
#11 – Loft suite & office
The locked part of the 2nd floor loft area is not listed and presently out of bounds to guests. The adjacent office area is available for use.
#12 - Bathroom Suites
Please monitor your bath while filling carefully. Overfilling the bath can cause significant damage to the property. A fee for damages shall apply.
#13 - Security Surveillance
We have several cameras monitoring the outdoor access and egress doors including the garage door. These are to remain active, tampering with the devices such that these require re-programming shall be at the guests expense.
#14 - Cancellation Charges Schedule
From 12 months prior to scheduled arrival - 10% Cancellation Fee
From 6 months prior to scheduled arrival - 25% Cancellation Fee
From 12 weeks prior to scheduled arrival - 50% Cancellation Fee
From 8 weeks prior to scheduled arrival - 75% Cancellation Fee
From 4 weeks prior to scheduled arrival - 100% Cancellation Fee
